Cyprus Golden Visa via real estate investment: permanent residency granted to the entire family.

•    Minimum investment of €300,000 (excluding VAT) in new properties purchased directly from the developer; resale properties do not qualify.
•    Proof of secured annual income of €50,000 from sources outside Cyprus, plus €15,000 for a spouse and €10,000 per child.
•    Applications submitted under Regulation 6(2) — an expedited procedure by the Cyprus Immigration Department.
•    Residency cards issued to the spouse and children under 18 included in the same application.
•    No mandatory residency requirement in Cyprus; a visit at least once every two years is sufficient.
•    The investment must be maintained to retain permanent residency status.

Real Estate and the European Context

•    VAT applies at 19%, or 5% if eligible for primary residence status (subject to tax authority confirmation).
•    Corporate tax rate of 15% effective January 1, 2026—among the lowest in the EU. Please seek independent tax advice.
•    Cyprus is an EU member but not yet part of the Schengen Area; therefore, a Cyprus residency card does not currently grant visa-free travel within the Schengen Area.
•    New properties featuring European architecture; many projects offer furniture packages.

Application Process

You select an eligible property, sign the contract, and transfer funds from abroad to an account in Cyprus. The investment must be fully paid before the application is submitted. Upon approval, you travel to Cyprus to provide biometric data and collect your residence card. Processing times are determined by the Department of Immigration.
