GREECE GOLDEN VISA

Greece is a European travel paradise, boasting blue seas, golden sunshine, diverse cuisine, and a renowned healthy Mediterranean lifestyle. With its mild climate and a pristine, beautiful living environment, it is an ideal destination for both vacationing and permanent residence.

The Greek Golden Visa program allows investors and their families to obtain a five-year residence permit by purchasing real estate in Greece. This permit is renewable every five years, provided the investment is maintained.

The minimum investment amount depends on the location: €800,000 in Attica (Athens), Thessaloniki, Mykonos, Santorini, and islands with a population exceeding 3,100; and €400,000 in the rest of Greece. The €250,000 threshold applies only to commercial properties converted into residences or restored heritage buildings—projects that must be completed prior to application submission.

For the €400,000 and €800,000 investment tiers, the property must be a single unit with a minimum area of 120 m². Upon receiving the residence permit—known as the Greek Golden Visa—holders enjoy freedom of movement across the 29 Schengen Area countries without the need for a separate visa.

Holding a Greek residence permit grants you and your family the right to reside legally in Greece. Children may attend Greek public schools. Regarding healthcare, holders of the investment-based residence permit are required to maintain health insurance in accordance with program regulations.

The investment-based residence permit does not automatically grant the right to salaried employment in Greece; however, investors may engage in business activities as shareholders or board members.

Acquiring Greek citizenship is a separate process and is not part of the investment program. This process requires actual, legal residence in Greece for a number of years, alongside language and integration requirements. Investors who do not reside in Greece will not accumulate the necessary residency time.
Greece boasts a low crime rate compared to the European average, European-standard education and healthcare systems, a recovering economy, and a stable real estate market.
